How the 30% Rule Works in Da Nang
The standard financial guideline is to spend no more than 30% of your net monthly income on rent. In Da Nang, this rule works well as a starting point, but a few local factors are worth knowing:
Utilities are separate. Most Da Nang rental prices do not include electricity, which can add 400,000–1,800,000 VND/month ($16–72) depending on AC usage. Budget for this on top of your rent.
Deposit is upfront cost. Plan for a deposit of 1–2 months' rent upfront, plus first month's rent in advance. Make sure you have this cash available before you sign a lease.
Lower-income earners can spend more. In Da Nang, with its low cost of food and transport, many expats spend 35–40% of income on rent and still live comfortably — because non-rent costs are so low compared to Western cities.
Negotiate. Asking rents are typically negotiable 5–15%. If you can offer 3+ months upfront or a 12-month lease, landlords will usually reduce the monthly rate.
